150 Bear Hill Road
Located in one of Greater Boston’s core suburban life science markets, 150 BHR was acquired in 2021 with a clear vision of creating a first class, institutional-quality lab building. Edgewater went on to complete the design and construction of a substantial renovations program including all new mechanical, electrical and plumbing infrastructure, a new façade, a floor-to-ceiling glass entry and significant landscaping and site improvements with EV charging stations. The building was fully leased prior to substantial completion.

16 Mica Lane
The transformation of 16 Mica from a gritty manufacturing facility to a one-of-a-kind industrial chic office building involved the selective demolition of a portion of the existing structure and the construction of a new third story addition with an outdoor terrace. The work included a new metal panel façade, floor-to-ceiling window openings, a new elevator and mechanical systems, extensive tenant improvements and a new parking lot with decorative landscaping. 16 Mica’s elevated ceiling heights, robust natural light and full complement of walkable amenities foster wellness and productivity creating the environment demanded by today’s innovative workforce.

150 Coolidge Ave
In 2015 Edgewater acquired 150 Coolidge Ave in anticipation of the ultimate evolution of the former industrial area into Watertown’s dynamic East End – a vibrant urban ecosystem proximate to the world class hospitals, higher ed institutions and biotechnology firms in Cambridge and Downtown Boston. Repositioning of the vacant building included the construction of a new bi-level glass lobby, an outdoor seating area, substantial systems upgrades, new prominent signage and site improvements to reconfigure the parking areas. In late 2021 Edgewater completed additional mechanical, electrical and plumbing infrastructure improvements converting the upper floor into state-of-the-art lab space.
